The Planning Office is charged with long-range planning, maintenance of the Town's Comprehensive Land Use Plan, capital planning, and technical research and support.

The staff also provides technical support to our office as well as other departments with Geographic Information System (GIS) assistance, technical research and analysis, and compliance with State (SEQRA) and Federal (NEPA) environmental review requirements.

The Land Use Permitting office is responsible for administration of the Town's land use regulations; primarily the zoning ordinance and subdivision regulations. We provide technical assistance to the local review boards (Planning Board and Zoning Board of Appeals) in review applications for new commercial development (site plan review), new subdivisions, and requests for relief from the zoning regulations (variances).

We ensure commercial site plans and subdivisions are implemented as approved through regular field visits. Our staff reviews each building permit application (over 900 annually) for compliance with the local zoning regulations. We field 100's of inquiries and complaints regarding the land use regulations as well as administer the local regulations regarding signs, stormwater management, wetland, and transient merchants to name a few.
